  • Upon meeting certain criteria, lawyers can borrow up to a 90% Loan to Value Ratio (LVR) without incurring Lenders Mortgage Insurance (LMI). This benefit is often referred to as an “Industry Professional Offer” by banks.

  • Lenders Mortgage Insurance (LMI) is a one-off fee paid to an insurance provider when borrowing above a certain LVR, typically 80%. This premium protects the bank in case they need to sell your property at a loss. The mortgage insurer reimburses the bank for the loss, allowing you to borrow more.

  • Banks waive LMI for certain professionals, including lawyers, because they are viewed as higher and more stable income earners, thus presenting less risk of default compared to other professions. This perception allows banks to offer these professionals more favorable loan terms.

  • To qualify for a professional loan offer as a lawyer, you need to provide proof of your registration to practice in Australia and your respective state or territory. This can be evidenced by current membership with one of the following:

    - Law Society of NSW

    - Law Institute of Victoria

    - Queensland Law Society

    - Law Society of Western Australia

    - Law Society of South Australia

    - Law Society of the ACT

    - Law Society Northern Territory

    Additionally, a minimum income of $150,000 usually applies, which can sometimes include investment income or your partner’s income.

  • If your job title is not on the list, you might still be eligible for an LMI waiver if your role is a minor variation of the listed titles. For example, titles such as Associate, Senior Associate, or Special Counsel are often eligible.

  • Yes, some restrictions may include:

    - The amount of income you earn

    - Applying for Interest Only lending

    - The postcode and property type

    - Maximum loan size as an absolute value

    - Maximum loan size as a multiple of total income in your application
